Fall 2016

Summer has come to an end and Fall is rapidly approaching. September and October are still some of the best months in Montauk and at the Manor. The Board met on Saturday September 10th, 2016 and approved the minutes of June 25th, which are available online. If you need a print copy call Janice
The summer season was busy this year with rental revenues and occupancy increasing once again. Our new signage is now completed with the installation of a new entrance sign along with new landscaping and the addition of a new sign at the top of the hill. We have added an additional gas BBQ to the Westside BBQ patio area and brick walkway area in our courtyard to allow safer access to and from the units adjacent to the restaurant terrace.
The Board will be looking into the design options of adding grab bars to both the ladies and men’s room off our main Lobby.
The key activities during the next few months will focus on the scheduling of construction projects. Our Fall construction will begin with the repairing of the bulge in the brick face of the northwest elevation in the courtyard, the repair of the stone pedestal above Unit 407 on the north elevation of the east wing, along with the repair to our vent room with the replacement of existing steel beams and columns, and the repair of the undersides of our balconies on the east elevation.
Due to construction, some units have been removed from the Rental rotation Sunday through Thursday but are available for rental on weekends. Every effort is being made to minimize the duration of the “Out of Service” status of units during construction. As you all know, our construction timetable can be adversely affected by weather conditions particularly rain and high winds. We anticipate some units being affected through November15th. As always we will do our best to complete this project in a timely fashion.
The Board has appointed Don Kershan and William Skody co-manage a new committee to work on the improvements and upgrades required by the DEC at the Sewage Treatment Plant due to our increased flow during the few peak seasons.
At the Board meeting of September 10th, 2016, the “House Rules and Regulations” were modified to include:
**Any Homeowner new to joining the Rental Program must be in compliance with the 5-year plan and rating system along with paying the required entrance fee.
A final revision will be sent to all Homeowners and be in effect immediately.
