Summer 2022
Dear Homeowner,
Summer has finally arrived! We are all enjoying the recent beautiful weather in Montauk. Despite higher prices everywhere, Montauk is the place to be in the summer. The Manor had a busy July 4th weekend and is in full summer activity mode. The grounds are landscaped for the vacation season and our beautiful gardens are in bloom. The West Side facade has been completed with a new chimney, woodwork and painted. The West Side roof has also been completed with roofing materials with the look of the original slate tiles. The tennis courts have been cleaned, re-sanded, power broomed and existing lines re-painted. On the westside barbecue area we have new Weber gas grilles and new polywood dining tables.
In pre-COVID days we kicked off Summer with the Annual Homeowner’s Meeting, Board elections, BBQ and wine tasting party. As reported in the Spring Castlegram, due to the ongoing safety concerns about large gatherings, the Board once again postponed our meeting, election and party. It was to be the Halloween weekend, but now has been moved back to Saturday November 5th. Homeowners will receive invitations in September.
The Board of Managers has been meeting regularly by conference calls throughout the pandemic. Approved minutes of all meetings are available on The Manor website. Just go to the homeowner login at the bottom of the home page. The password is MANOR.
The Board had budget meetings by conference call on Monday June 20th and again on Thursday June 23rd. This was a difficult budget and we extend our thanks to Board Member and Budget Director William Skody. As with all of us, inflation has hit The Manor hard, and at a time when we have major construction projects in process. Costs that have increased include our insurance, fuel, electricity and other supplies that the Manor uses regularly. Our indoor swimming pool is being completely renovated and our elevators are being upgraded. The Board voted to increase the common charges and special assessment by 4% which is significantly less than than the current 8.5% inflation. In addition, the Board voted for a one time “Pool and Elevator” assessment which is based upon each individual homeowner’s common charges. Homeowners have received a letter with their July statements explaining these measures in detail.
The Board also met for a regular Board Meeting by conference call on Saturday June 25th. The minutes of the May 14th Board Meeting were approved and are available on The Manor website.
