The Voice of the Manor Late Winter 2016
Dear Homeowner:
We have all been bearing the cold and winter season and hope you and your family are all staying warm and like us at the Manor, hoping for a mild close to winter and early Spring. The Board met on January 30th, 2016 and approved the Board minutes from September 12th, 2015 and Conference Call minutes of December 21st, 2015 and December 29th, 2016 which are attached for your review.
The Board approved the year-end Audited Financial Statement for June 30th, 2015. Any homeowner who would like to obtain a copy please e-mail our Controller, Galina Kaloyanova, at galinak@montaukmanor.com. The Board approved the replacement and upgrade of the Control Panel for our Cooling Towers.
The Board discussed projects for the upcoming Spring season. The projects discussed included Signage, repair to Tennis Court retaining walls, and the possibility of adding an additional sitting area on the West Lawn.
The key activities for the Fall were primarily small construction projects which included the replacement of windows, waterproofing and other exterior repairs.
The Board approved the installation of door closures to each Unit at a cost of $140 per door.
These door closures are being installed to help deter with the noise problem (doors slamming) in our hallways and the breakage of our electronic locks. The cost of $140 per door will be billed to each Owner at 50% of the cost in 2 monthly billing statements, with the Condominium expensing the remaining balance of 50%. So the cost to a Homeowner per door is $70 to be billed at $35 a month for 2 months.
The Rental Committee held a Rental Homeowners Meeting which was very well attended. At this meeting the Rental Committee outlined the need for the “New 5-Year Upgrade Program” which will be required by all homeowners who participate in the Rental Program and how this will affect the rotation. The yearly critiques are currently in the process of being completed and feedback will be provided to all Rental Homeowners on the status of their unit(s). As to the status of unit sales, there have been a total of seven Units sold in 2015 at the Manor, with the assistance of our in-house Realty office.
The Board has made a decision to go “Green” (paperless) beginning 2016. This means you will no longer receive the Castlegram or any other important information via the postal service, Castlegrams and all other important information and notices will be e-mailed directly to each Homeowner and available on-line.
This will be the last Castlegram mailed via postal service, they will now be e-mailed unless otherwise requested. The Board minutes will still be available on the Manor’s website, www.montaukmanor.com, homeowner password Manor.
