Dear Homeowner:
Summer has arrived and the Manor has been busy with the season in full swing and everyone is enjoying this beautiful summer weather.
The Board met on Saturday, June 25th, 2016 and approved the minutes of April 30th, 2016, which are attached for your review. In addition, please find the Homeowner minutes from the Annual Homeowners meeting of June 27th, 2015, which were approved by the Homeowners at the Homeowners Meeting on June 25th, 2016.
This Castlegram was also e-mailed to you, please check your e-mail and make sure that you received the Castlegram via e-mail as well, since this will be the last mailing for those Homeowner’s who have supplied an e-mail address. If you want the Castlegram e-mailed and have not submitted your e-mail address please send to Janice Nessel ASAP.
The Budget for the Condominium was reviewed in a line-by-line format and approved. The budget this year includes an increase of only 1.64% with a 3 month assessment. Our loan has 14 more months to go to be fully paid.
The Annual Board of Managers election was held June 25th with four candidates running for the three open Board positions. The results of the election were that the three incumbent Board members were re-elected to the Board. The results are as follows: Lou Federico, Herman Hochberg and Claire Ratusch. Each of these members will serve for a two-year term.
The Board thanks you for your continued support in keeping the Montauk Manor moving ahead. We want to thank Jerry Simunek for showing his interest in running for the Board, Jerry will continue to work with the Rental Committee.
The officers gave their full reports starting with the President, Lou Federico, asking the new homeowners to introduce themselves and he also gave an overview of the Manor’s current affairs highlighting the process for increasing the restaurant seating capacity for a successful restaurant operation and the fact that a few homeowners actions of contacting the authorities are causing delays and expenses to increase for all of us. Followed by Vice President Steve Herman, on the status of the physical plant and construction, Treasurer Herman Hochberg, giving a financial update, and Don Kershan, gave a Rental Update.
Steve Herman went over in detail the areas of concern and reviewed the upcoming construction projects for this year’s construction budget. The fall construction projects will include the repair of the vent areas under Units 121 to 125, which includes replacing the steel beams, the repair of the bulging brick face and dormer (northwest elevation), above Units 205/206, the repair of the stucco pedestals above Unit 407 (northwest wing elevation) and above Units 141 and 142 (northeast elevation) and repair of the undersides of balconies where the steel frames are corroded (east elevation).
Don Kershan, Rental Chairmen, gave a detailed outline and update on the new 5-year plan of the Rental Program for updating Units.
The Board met following the Annual Homeowners Meeting and elected officers: Lou Federico-President, Steve Herman-Vice President, Herman Hochberg-Treasurer and Claire Ratusch-Secretary.
We also had the Annual Homeowners BBQ and Wine Tasting on Saturday, June 25th hosted by Joe Forgione and the buffet was provided by LaFine. A good time was had by all.
Several Homeowners have raised concerns regarding the high cost of credit card fees. In response to those concerns, the Board decided to introduce a new method of paying common charges and avoiding the costly fees – ACH Payments. We encourage all homeowners paying by credit card to switch to ACH payments. We will be cleaning up the outside bike rack area and disposing of any old unclaimed bicycles that are currently stored on this rack. Please contact Janice to let her know if you have a bicycle stored on this rack by July 15th, 2016 or the bicycle will be disposed of.
Also as a courtesy reminder, the Board would like to remind all homeowners that your pet must be leashed at all times, and pets are not permitted to reside in the Lobby area, and to kindly clean up after your pet.
