Dear Homeowner:
Summer is at an end and Fall is now upon us. September and October are still some of the best months at the Manor for guests and Homeowners. The Board had a Conference Call meeting on Thursday, September 14th, and the minutes have been posted on our website for your review.
The Annual Board of Managers election was held June 24th, with four candidates running for the four open Board positions. The results of the election were that three incumbent Board members were re-elected to the Board with a new member, Kathleen Mize joining our Board. The results are as follows: Steve Herman, Donald Kershan, Kathleen Mize and William Skody. Each of these members will serve for a two-year term.
The Board wants to thank Martha Ferraro for all her hard work and support for the Condominium and Board over her many years of service and welcomes our newest member Kathleen Mize who brings her financial expertise to the Board.
The officers gave their full reports starting with the President, Lou Federico, asking the new homeowners to introduce themselves. Lou also gave an overview of the Manor’s current affairs highlighting that the increased restaurant seating has been approved by the East Hampton Town Planning Board.
Steve Herman reviewed in detail the areas of pending repairs and reviewed the upcoming construction projects for this year’s construction budget. The Manor is currently working on repair of the pedestal and brick face (north east, west wing elevation above Unit 142) will begin September 18th. This project will include repair of the brick as necessary, such as re-pointing, and brick replacement, repair pedestal cracks, secure displaced units as needed and repair cracked stone/aluminum water tables and replacing all deteriorated sealant at joints.
The repair of the brick face above the vent on the east side first floor Units will continue during the winter months.
Owners of units that will be removed from Rental rotation will be kept informed based on areas of construction; we hope to complete this work without interrupting weekend rentals.
Don Kershan, Rental Chairman, gave a detailed outline and update on the 5-year plan of the Rental Program for updating Units which needs to be completed by December 31st, 2018.
The Budget for the Condominium 2017/2018 was reviewed in a line-by-line format and approved. The budget this year includes NO increase with only a 3-month assessment. Our Construction loan has been paid in full.
We also had our Annual Wine Tasting on Saturday, June 24th hosted by Joe Forgione and the hors d’oeurves and buffet was provided by Lessing’s who will now be hosting Events at the Manor.
Such a good time was had by all, the Board has planned an Oktoberfest Dinner for our Homeowners, October 28th, with Complimentary Wine Tasting and catered by the Lessing’s Please see invitation attached.
