Winter 2014
Dear Homeowner:
The Board wishes you all a Happy and Healthy New Year. We have all been bearing the cold and winter season and hope you and your family are all staying warm and like us at the Manor, hoping for a mild winter and early Spring.
The Board met on November 9th and approved the minutes from the June 29th and October 1st, 2013 meetings. Please find these minutes enclosed for your review.
The key activities during the Fall have primarily been the completion of the West Side patios along with the installation of the remaining patio doors and windows and the renovation of the fourth floor hallways which was the final floor to complete.
The Board discussed the upcoming construction project, which will begin in the spring. These projects will include the replacement of the Gold Dome Tower, updating the Fire Alarm System, updating the elevator mechanics, and the replacement of the indoor pool ceiling along with exterior landscaping projects.
The Board approved a New Condominium Lease effective September 1, 2013. Any Homeowner that rents their unit on their own will be required to present a completed approved Condominium Lease to the General Manager for the Board’s approval with a $100 fee for lease reviews and renewals. Please contact the General Mauger for a copy of the Condominium Lease.
The Board has hired a replacement for our Controller, Galina Kaloyanova who is working with us full time. She brings a high level of accounting expertise to our Condominium and resides fulltime in East Hampton. Join me in welcoming Galina to the Montauk Manor family.
The Rental Program had a busy season seeing increases in revenue of approximately 6.5% with 104 Units participating. The Rental Committee recently met and is in the process of making recommendations to the Board for significant upgrades to all Units which will be required by all homeowners who participate in the Rental Program.
This past season we had Isabel Banis, USPTA available to give private or group lessons. Ms. Banis offered complimentary tennis clinics every Thursday morning to all homeowners and guests. We also offered daily Yoga classes at a minimal fee. We are currently taking reservations online through Booking.com and have purchased a new mini van.
Richard Coy, co-owner of Tre Bella left the partnership as of November 1st, 2013. His partner Rick Hutton, has closed his Queens restaurant and plans to take over Tre Bella as his full focus going forward.
There have been a total of nine Units sold this year at the Manor, most with the assistance of our in-house Realty office.
The Manor made it mandatory in March of 2001 that all hot water heaters be replaced every 10 years. The Board would like to remind those Homeowners who have not yet replaced their needed hot water heater to contact Janice Nessel immediately to set-up a replacement schedule.
