Winter 2015
Dear Homeowner:
The Board wishes you all a Happy and Healthy New Year. We have all been handling the cold and Winter season and hope you and your family are all staying warm and like us at the Manor, hoping for an early Spring.
The Rental Program this season has increased in revenue over 20% with 106 Units currently participating in the Rental program.
The Board would like to thank the Homeowners for their support at the Special Owners Meeting on January 17th, 2015. The By-Law amendments passed and the Manor will move forward with our new restaurant vendor, Michael Tardi of MME Ink. We want to thank MME for providing a complete breakfast service for the homeowners attending the Special Meeting.
The Board met following the Special Owners Meeting on January 17th, 2015 and approved the minutes from the November 1st, 2014 meeting and the November 12th, 2014 Tele-conference meeting. Please find these minutes enclosed for your review.
The Board discussed the upcoming construction projects; the renovation of the lobby bathrooms is complete, the outdoor pool area will continue when the weather breaks and the wiring has been started for the installation of additional security cameras to include the lobby, outdoor pool, and back parking lot. The fire panel upgrade and replacement of common area smoke detectors on the 1st floor is now complete. The Board is budgeting to complete one floor per year until the upgrade is complete over the next few years.
The Board discussed new projects for the spring which included the replacement of the brick area and walkway on the west side which was approved. Other projects discussed were the renovation of the dumpster area and the possibility of adding a recreation area with a fire pit on the west side is being explored. Both of these projects were put on hold due to cost. Steve will investigate the possibility of changing our existing charcoal grills to gas grills, and the possibility of enhancing the area.
After Homeowner’s recommendations the Board approved to remove two handi-cap spaces on the upper front parking area. As a result we will gain one extra regular parking space, and one extra loading and unloading space.
The inspection of Rental Units is complete and those homeowners in need of upgrades and/or repairs will be notified. All upgrades and/or repair will need to be completed or scheduled by April 1st or your Unit will be removed from the rental rotation.
In an effort to conserve water and reduce the flow to our STP, the Board is recommending that homeowners replace their toilets with water saving 1.6 power flush toilets where bathroom configuration allows. The Board has arranged the installation of theses toilets at a cost of $700 per toilet. Any homeowner may have this work done on their own by a licensed plumber with the proper insurance. Please contact Janice and Jimmy for details if you want to help alleviate our water usage.
The Board has approved the purchase of 2 new commercial washer machines for the rental program which will save approximately 38,000 gallons of water per month along with other savings.
The Board looks forward to welcoming MME and the new restaurant “LaFine” which is now
undergoing renovations and plans to be operational by April in time for the Spring and Summer seasons.
We will keep you posted on the progress of the new restaurant and other upgrades to the Manor.
