Spring 2016
Dear Homeowner:
Although we have officially entered the Spring season it still does not feel much like Spring. Let’s hope Spring weather shows up for all for us very soon. It’s been a very long winter. The Board met on April 30th, 2016, and approved the minutes from the January 30th, 2016 Board Meeting and Conference Call Meeting April 18th, 2016 which are enclosed for your review.
This Spring construction projects will continue with various exterior maintenance items. The new sign for the main entrance which will now include LaFine was approved. The repair of the Tennis court retaining walls was discussed in detailed but not yet approved; another contractor will be making a presentation at the next Board meeting before a decision is made.
The Board approved the installation of 6 outdoor/weather proof routers to expand WIFI access to include the West Lawn, courtyard and outdoor pool area.
The grounds have been cleaned up after a long winter with all beds getting new mulch. The outdoor pool is scheduled to open the weekend of May 20th, weather permitting, as we prepare for our next summer season.
The Rental Homeowners met in December and the new 5-year plan was discussed in detail. Many Homeowners completed items on the list of the required upgrades to their Units. The Rental Committee inspected rooms and those in the Rental Program will be receiving their critique letters the first week of May.
The installation of “Safes” in all Rental units and Homeowners who requested to be included is now complete. Door closures have been installed on all entrance doors to apartments to help deter the slamming of doors and the breaking of locks.
The Board, Homeowners, and LaFine owners met on April 30th prior to the Board Meeting to discuss various issues and concerns about the restaurant operation. The meeting was very productive and a separate letter has been sent to all Homeowners with detailed updates. We will have the opportunity to discuss restaurant issues and progress at the June 25th Annual Homeowners Meeting.
The Board would like to remind all homeowners who rent their Unit for a period of more than 30 days that you are required to use the Condominium Lease that has been approved by the Board.
This will insure that renters as well as Owners acknowledge and follow the Montauk Manor’s “House Rules and Regulations”.
The Annual Homeowners Meeting and Election is scheduled for June 25th, 2016, followed by a Homeowners Wine Tasting and BBQ hosted by LaFine. Please be sure to participate in this very important election in-person or by proxy.
