The Voice of the Manor
We all have had our fill of the winter season, even as mild as it has been. We are hopeful that Spring is around the corner and that we can start getting the Manor in shape for the season. The Board met on Saturday January 28th, 2017, and as per our new policy to keep all Homeowners current on happenings at the Manor, the Board Minutes from our January 28th meeting are now available on-line. The Board discussed the upcoming construction projects, which will include continuing the repairs to the vent room with replacing steel columns and the replacement of the existing stainless ductwork. We are also focusing on roof repairs as needed.
Phase I of the Sewage Treatment Plant renovations and mandatory upgrades to the STP has been approved by the DEC (Department of Environmental Control). Drawing will be submitted for final approval. We are hoping to have Phase I completed prior to the 2017 Summer Season. The estimated total cost of the project is $750,000.
The Site-Plan Application for additional seating for our Restaurant was re-submitted with a new updated site plan to the Town of East Hampton. The application and approval process may take up to approximately 4 to 6 months.
The Rental revenue had an increase of over 7% this past calendar year. The Rental Committee has inspected the Rental Units and those homeowners who are not in compliance with the new 5-year program will be notified of needed repairs and/or upgrades to their unit. All rental units that have a minimum of 12 out of 20 upgrades (4 each year of the plan) by December 2016 will be considered “Improved”. Any units that do not have the minimum of any of the 12 upgrades will be rated “Basic”.
We have a new addition to our Exercise Room, we have installed new Peloton Bikes,
which allow you to take live classes via the internet.
We have finalized a date for the Annual Homeowner Election Meeting, which is Saturday, June 24th, 2017, please mark your calendar and save the date.
